Different floors need different scopes
A suspended timber floor may allow work between or below joists, subject to condition and access. A solid/concrete floor presents a different problem: adding insulation above it affects levels, while opening and rebuilding it can become major renovation work. These are not equivalent installation jobs.
Ask a professional to establish the construction, subfloor condition, damp protection and access. In older homes, a mixture of original and later floors can require more than one solution. A floor-area number alone is insufficient to confirm the scope.
Comfort, heat loss and interfaces
Floor insulation can reduce losses through the floor and improve comfort, but the result depends on the completed assembly and its junctions. Coordinate wall edges, thresholds, services and any underfloor-heating proposal. This guide does not predict a particular saving or BER result.
Suspended floors need attention to timber condition, moisture and subfloor ventilation. Do not block subfloor ventilation to reduce draughts. Room airtightness and ventilation should also be considered as part of the retrofit design.
Retained DanannIQ cost assumptions
The existing installed planning rates are €30–€60/m² for suspended timber and €40–€80/m² for solid floors; an unknown floor uses €30–€80/m². Enter the area actually being insulated, not automatically the entire home’s floor area. These are assumptions, not an official SEAI cost benchmark.
The solid-floor base range does not assume excavation and full reconstruction. Removing finishes, changing levels, rebuilding floors, dealing with defects and relocating services may materially exceed it. An unknown construction broadens the planning range; it does not confirm that a simple installation is possible.
Access and disruption
Check whether boards or finishes must be lifted, whether rooms must be emptied, and who reinstates floors, skirtings and thresholds. Plan kitchen or bathroom work around these decisions. Itemised quotes should separate insulation from structural repairs, new heating distribution and decorative finishes.
Review internal wall, external wall and attic insulation alongside floor work so that interfaces are not left to separate installers.
Grant route
The SEAI OSS schedule lists €3,500 for floor insulation across the dwelling types shown. DanannIQ models this as an OSS-only support: it does not deduct a standalone Individual Grant for floor insulation.
The provider must confirm the pre-2011 construction/occupancy requirement, package eligibility, required performance and the supported scope. Assess before setting the budget
Confirm construction, moisture, ventilation, area and reinstatement first. If a heat pump is planned, coordinate floor and distribution design rather than assuming that floor insulation includes underfloor heating. Carry excluded work into the wider cost plan.
