What a replacement project includes
An external door is more than its leaf: the frame, threshold, seals, glazing, side panels and connection to the wall all affect performance. Replacement can be considered alongside windows or wall insulation, but the scope and price should remain itemised.
Ask for the performance of the complete specified door assembly, not just a material claim. Consider access, security, weather exposure, glazing and the opening’s condition. Oversized openings, side panels and repairs may materially affect the installed quote.
Indicative cost and quantities
DanannIQ retains €1,400–€3,000 installed per external door, multiplied by the selected number of doors. This is a planning assumption, not a published SEAI median. Do not treat the single reference range above as the budget for every door in a home.
The quote should confirm removal, disposal, frame and threshold work, seals, finishes, VAT and any plaster/render repairs. Use the whole-project cost guide to include associated renovation work separately.
SEAI Windows and Doors grant conditions
SEAI lists €800 per qualifying external door, with a maximum of two supported doors. Replacing three or four doors does not raise that maximum. Homeowners can apply for doors, windows or both; the maximum potential award is not guaranteed payment.
The home must have been built and occupied before 2011 and meet the applicable fabric requirements. The grant is for replacement of inefficient doors. Current SEAI guidance specifies a U-value of 1.4 W/m²K or lower for new windows and doors, confirmed through the contractor’s declaration.
For payment, the post-works BER must show a Heat Loss Indicator of 2.3 W/(K·m²) or lower, or attic and wall insulation recorded as “Good” or “Very Good”. A BER assessor can help confirm the appropriate evidence; construction year or a new door alone does not establish this.
Receive the grant offer before starting works, use the appropriately registered contractor and arrange the required post-works BER. Check SEAI windows and doors for the application, performance and safety requirements. An eligible OSS package can also include doors under its own route conditions; awards for the same work cannot be added across routes.
Airtightness, ventilation and insulation interfaces
A better-sealed door changes air leakage. Coordinate ventilation and airtightness so necessary air supplies are maintained, especially where combustion appliances are present. Avoid treating a ventilation opening as a defect to seal.
When external or internal insulation is planned, agree frame position, reveals, threshold and weathering details before ordering. Compare the complete quote and potential support rather than choosing solely from the headline grant.
